Realtors (including me) like to talk about the slow period between mid-December and early February usually marked by low inventory and few buyers being out and about in our snowy and cold Central NY winters. This slower period also can be a time of opportunity. I currently am working with one buyer under contract and a listing also under contract, and both should close within a few weeks.
If you’ve been looking for a while and know what you want, this can be an ideal time to be out there looking at homes which buyers want to sell. It’s also a good time to look at homes that might fit with some work or investment. Lining up a contractor now for spring or summer work is a good idea.
Wherever you are in your search, it’s always a good time to speak with a Realtor about your goals and desires. If you intend to start looking as inventory increases, know you also will be looking with lots of others. Focusing your Realtor’s efforts will give you an advantage over those kicking the tires on a broad range of homes.
Thinking of listing this spring? Now’s not the time to let down your guard. Winter can be harsh, and keeping an eye on vulnerable parts of your home can save you lots of money down the road. Watch for ice forming on roof edges, which can damage roofing and interiors as it melts in the attic or crawl space. Take care of outside spigots and any exposed plumbing to be sure they’re of a frost-free variety or, better yet, cut off the flow of water to those spigots via interior valve shut-offs to avoid nasty surprises.
