Our Standard Operating Procedure

Lake and Village Realty LLC requires all of our salespersons and any associate brokers to adhere to the following guidelines prior to showing a property to a prospective buyer or upon an initial meeting with a prospective seller:

1. Lake and Village Realty LLC DOES REQUIRE a buyer’s representation agreement prior to showing a property listed by either Lake and Village Realty LLC or another broker to a prospective buyer.  Prospective buyers also will sign a NY State Disclosure form prior to any showing which describes the relationships between buyers, sellers, and brokers representing them. 

2. Lake and Village Realty LLC DOES NOT REQUIRE prospective buyer clients to show
identification.*

3. Lake and Village Realty LLC DOES NOT REQUIRE exclusive buyer-broker agreements.

4. Lake and Village Realty LLC DOES NOT REQUIRE pre-approval for a mortgage loan/proof of funds.*

*Although Lake and Village Realty LLC may not require such information, a seller of real estate may require this information prior to showing the property, and/or we may be required to provide such information as part of any purchase offer.
